Why Use a Buyer’s Agent?

A surprising number of people don’t realize that having a Realtor represent them as a buyer usually costs them nothing — and could save them a significant amount.

Some people avoid using an agent because they fear an agent will push them into buying something they don’t want.

But that’s not the way it is. Certainly not with me. A buyer’s agent represents your interests as a buyer, helping to make sure you find the home you want for an appropriate price.

First, the money part:

Real estate commissions are paid by the seller of a property. When a homeowner engages a real estate agent to sell her or his home, there’s an agreed-upon commission for the sale. When another agent represents the buyer, the two agents share the commission. So if you’re the buyer, you don’t pay your agent anything. She or he simply shares in the commission paid by the seller.

Second, about pushiness:

I’m not. I don’t. As a buyer’s agent, I have no interest in selling you a particular home — only in finding you the home you want. And if we look for a home together and what you want isn’t available right now — well, I’m not in a hurry. I’m interested in making you happy, not just in making a sale. Because if we work together and you’re happy with the result, you’re likely to work with me again later. And likely to tell your friends that you had a good experience working with me.

We can do more together than you can do alone.

Certainly, the Internet has changed things for home buyers. You now have access to information about available homes that was once available only to real estate agents. And that’s a good thing. Matter of fact, you have access to all that information right here on this site.

But I can make your search simpler, and more efficient. Because I’ve lived in intown Atlanta for years and know the neighborhoods, I can discuss with you the type of home, neighborhood and lifestyle you want. And I can help guide you to homes that fit those criteria, and fit your budget.

Basically, I can process a lot more individual input than a search engine can. And I’ll preview properties that might interest you so you don’t have to waste time on homes that look right on the Web, but not in person.

And when you’ve found your home, I can use my knowledge of historical and current sales prices in the area to help you structure an offer that could keep you from paying too much.
